Make Sure Kent Builders Insure

If you are planning to spend a lot of money on a building project within your home there are a couple of things you need to do when choosing which Kent builders to use.  Once you are happy with a quote, there are still a couple of other questions that you really need to be asking before you sign on the dotted line and accept the quote.

Firstly you need to see their public liability insurance.  It is vital that they are able to produce their insurance certificates, and in normal circumstances there will be three that you need to be sure you have seen – or can be 100% confident that they have. As stated, public liability insurance should really be held by any person regularly working with the public.  Make sure that cover is in excess of one million – might sound a lot but that is a standard basic level.  Secondly you need to see an employers liability insurance and finally make sure they have works insurance.

Remember they are going to be bringing some big pieces of machinery onto your property so you need to make sure that should any accidents happen the company is appropriately covered to deal with it.

You also want to make sure you have established what sort of guarantee they are prepared to put on the works.  You should be looking for at least a 12 month guarantee included as part of the price, plus many Kent builders will be able to offer a 10 year extended guarantee because they will be members of the Federation of Master Builders.

Being members of such an organisation is also an excellent way to ensure that you are going to get a really first rate job.  Should there be any problems you can be assured that the governing body will want to get involved in helping sort things out – and to be honest most Kent Builders wont be jeopardising their membership of such an organisation by making any silly mistakes.

Another pertinent question to ask is who deals with building control – it is always less of a headache if the company are able to sort this for you, their regular dealing with the legislation and will be able to make applications on your behalf – one less thing for you to worry about.

It might sound like common sense but a surprising number of customers do not take these issues into consideration when organising building works on their properties.  Many times they will be lucky and have picked a reputable company and never realise their mistake, but failing to check all these issues means that some people aren’t so lucky.  Whilst in the minority there are some real cowboy builders out there and getting stung by them could prove to be a very costly experience.  Making these checks takes just a few moments of your time, and reputable builders will be fully expecting you to ask and have all the paperwork to hand to reassure you.
